A Guide to Bathroom Renovation Sequencing

A bathroom can look like a small job on a floor plan, but it brings several trades into one tight space. Get the order wrong and a finished wall may need to come back out for a missed pipe, a vanity may not fit its plumbing, or new tiles may be damaged during fit-off. This guide to bathroom renovation sequencing explains the practical order of work, why each stage matters, and where a little planning protects both the budget and the final finish.

Start with the layout, not the demolition

The most expensive changes are usually the ones made after work has begun. Before any demolition, lock in the bathroom layout as far as possible: shower position, vanity width, toilet location, door swing, storage, lighting and ventilation. Confirm where the existing water, waste and electrical services sit, particularly in older Preston and Melbourne homes where previous alterations are not always obvious.

Keeping the toilet, shower and vanity close to their existing plumbing positions can reduce cost and simplify the job. That does not mean the current layout is always worth keeping. Moving a wall or reworking the room can make a cramped bathroom far more usable, but it needs to be priced with the extra structural, plumbing and lining work in mind.

Choose the key fixtures early as well. A wall-hung vanity needs suitable framing behind it. A recessed shaving cabinet needs its opening formed before wall linings go on. A larger shower screen, freestanding bath or niche can affect dimensions, waterproofing details and tile set-out. Good sequencing starts with knowing what is being installed, not making decisions from a showroom photo halfway through the build.

Check approvals and lead times first

Some bathroom works require more than a straightforward trade booking. Structural changes, moving windows, altering external walls or work that affects the building’s layout may require permits or further documentation. Plumbing and electrical work must be completed by appropriately licensed trades, and waterproofing needs to meet the relevant requirements for a wet area.

At the same time, check lead times on tiles, tapware, vanities, shower screens and custom joinery. A renovation can be ready for fit-off but still sit unfinished if one specialised item is weeks away. Ordering selected products before demolition gives the schedule a much better chance of holding.

The bathroom renovation sequence, stage by stage

1. Protect the home and set up the site

A well-run bathroom renovation begins outside the bathroom itself. Protect floor coverings along access routes, organise a clear path for rubbish removal, and discuss where materials and tools can be stored. Dust control matters, especially when the bathroom is near bedrooms or living areas.

If this is the only bathroom in the house, establish a realistic plan for the disruption. There will be periods without a working shower, toilet or basin. Clear communication at this point is more useful than a vague promise that the job will be quick.

2. Demolition and strip-out

Once products are confirmed and the site is ready, the old bathroom is removed. This can include fixtures, wall and floor tiles, linings, cabinetry and sometimes the floor substrate. Careful demolition helps reveal the actual condition of framing, pipework and wiring without causing unnecessary damage to adjoining rooms.

This is also where hidden issues can appear. Water damage behind a shower, rot in timber framing, an uneven floor, poor previous waterproofing or non-compliant work may not be visible until the room is opened up. Allowing a contingency in the budget is sensible, particularly in older homes. No builder can honestly guarantee what sits behind a tiled wall before it is removed.

3. Structural repairs, framing and carpentry

With the room stripped back, repair or alter the structure before services are installed. This can involve replacing damaged timber, straightening walls, framing a new doorway, building shower nibs, setting out a recessed cabinet or adding timber noggins for grab rails, mirrors, towel rails and wall-mounted vanities.

This stage is not just about making things look square. Solid backing gives fixings something reliable to bite into, while accurate framing helps tiles run cleanly and shower screens fit properly. Small carpentry details completed now prevent awkward compromises later.

4. Plumbing, electrical and ventilation rough-in

The rough-in is where pipes, wastes, electrical cables, lighting connections and exhaust ducting are placed inside the walls, ceiling and floor. It must happen before the room is closed up. The plumber sets outlets for the basin, shower, bath and toilet, while the electrician positions power points, switches, lights, heated towel rails and extraction as required.

Take time to confirm heights and locations against the actual fixtures. A basin mixer outlet that looks right on a plan can clash with a vanity drawer in real life. Likewise, lighting should suit how the room will be used. Bright downlights alone can cast shadows at the mirror, while poor ventilation can shorten the life of paint, plaster and cabinetry.

5. Wall and floor preparation

After rough-in, the room is lined and prepared for its finished surfaces. Wet-area wall linings, floor levelling, cement sheeting where required and plastering to non-wet areas are completed at this point. The exact materials depend on the room, substrate and design, but the goal is the same: straight, stable surfaces ready for waterproofing and tiles.

Do not rush this stage to save a day or two. Tiles do not hide a poor substrate. Uneven walls can leave wide grout joints, misaligned fittings and a finish that never looks quite right, no matter how good the tile choice is.

6. Waterproofing before any tiling

Waterproofing is one of the most critical stages in a bathroom renovation sequence. It is the barrier that protects the structure behind the tiles, particularly in shower areas, around baths and at floor-to-wall junctions. Tiles and grout are not waterproof on their own.

The waterproofing membrane must be applied to a properly prepared substrate and allowed to cure before tiling begins. Corners, penetrations, hobs, niches and drainage points need particular care. This is not the place for shortcuts, as a failure behind finished tiles can lead to expensive rectification and damage beyond the bathroom.

7. Tiling, grouting and finishing surfaces

Once waterproofing is ready, the tiler can set out and install wall and floor tiles. Good set-out is more than visual preference. It considers the most visible wall, keeps cuts balanced where possible, aligns features such as niches and floor wastes, and avoids thin tile slivers at edges.

The order of wall and floor tiling can vary depending on the detail, tile type and shower design. What matters is that levels, falls and junctions are planned correctly. Floor tiles in wet areas need appropriate falls towards the waste so water drains as intended rather than pooling in corners.

After tiling, grout and silicone sealant complete the surface. Silicone is used at movement joints and changes of plane, such as wall-to-wall and wall-to-floor corners. It is a functional detail as well as a neat finishing touch.

8. Painting, cabinetry and final fit-off

With the messy wet work complete, ceilings and non-tiled walls can be painted, cabinetry and vanities can be installed, and the plumber and electrician return for fit-off. This is when tapware, shower heads, toilets, basins, lights, switches and heated towel rails are connected and tested.

Shower screens, mirrors, accessories and custom timber details usually follow once their fixing surfaces are complete. There is some flexibility in this order. For example, a custom vanity may need to be installed earlier if it affects a tiled splashback, while standard floor-standing vanities are often installed after tiling. The best sequence is the one that protects finished materials and gives each trade clear access.

Plan inspections, testing and a proper handover

Before calling the room finished, check that doors and drawers open freely, drains clear, taps and waste connections are sound, exhaust fans operate, lights work, and silicone lines are complete. Look closely at tile cuts, grout consistency, paint edges and fixture alignment. These are the details that separate a bathroom that merely looks new from one that feels properly built.

A practical renovation also needs time for final cleaning and curing. Avoid using a new shower before sealants and adhesives have cured as specified. Keep any warranties, compliance documentation and product information together for future maintenance or sale of the property.

For homeowners, the value of good sequencing is simple: fewer surprises, less rework and a bathroom that performs properly long after the last tradesperson leaves.
